Purpose

Spruce Cliff Downs is a wonderful community in a truly amazing location. The much-anticipated boom in our aging population is happening now, driving the need for more affordable seniors housing. Infrastructure construction and maintenance costs are driving the need for greater densification. The current Spruce Cliff Downs townhouses do not make optimum use of the land available. This redevelopment project represents an opportunity to build more affordable seniors housing in a beautiful neighbourhood, and thereby improve access to those in need.

Timeline

With a lot of the pre-development work already under way, we expect construction to be complete and the new development ready for occupation as early as September 2029.

Parking

One parking stall will be available per unit.

Unit Mix

There will 199 total units in the project. There will be a mixture of two-bedroom, one-bedroom and studio units in standard or accessible options.

Balconies

Yes, most units will have balconies

Laundry

We're investigating options here. For now, shared laundry rooms will be available on multiple floors.

Amenities

A variety of interior and exterior amenity spaces will be present, including exterior walkways and connections to the adjacent Cedar Crescent Park, solarium, BBQ spaces, activity room and flex spaces.

Currently the commercial space is designed to connect with the adjacent retail area across Spruce Dr. The intention is to have vendors in the space who cater to the needs of both the senior tenants and the local community.
