LOC

The site is currently designated as a Multi-Residential (M-C1) district. A redesignation to Mixed-Use (MU-1) is necessary to accommodate the mixed-use nature of the project and its proposed scale (building height of 31m and an FAR of 3.0).

Timeline

The Land Use Change (LOC) was submitted on April 09, 2026 (LOC2026-0048). The Development permit is tentatively intended to be submitted in August 2026. With a lot of the pre-development work already under way, we expect construction to start as early as Spring 2027.

Unit Count + Mix

There will between 200 and 255 total units in the project, including 15% - 25% accessible. This is still being refined as building height is narrowed in on. There will, however, be a mixture of two-bedroom, one-bedroom and studio units in standard or accessible options.

Parking

Parking ratios are still being determined, but will range from 53% to 67% parking stalls per unit. Parking count is being refined based on historic Calgary Heritage Housing statistics, including parking demand/availability/usage rates. A traffic engineer is also being consulted to provide quantitative analysis on vehicle ownership rates amongst seniors as well as affordable housing. Parking underground and at grade will accommodate vehicles and mobility devices alike.

Height

The project height is still currently being determined, but will be no more than 31m. This is currently under discussion with ownership, planning and the project team.

New retail spaces will be focused on both complementing the adjacent, existing commercial center, while serving the tenants of Spruce Cliff Downs.
