The existing Spruce Cliff Downs townhomes were built in 1980. At this time, affordable, multi-family housing developments looked very different from those we see today. Consequently, the 55 unit development that currently makes up Spruce Cliff Downs does not accurately reflect the property's true potential, in terms of optimizing occupant capacity.
As the senior population continues to grow, so too does demand. There's currently an extensive waitlist for affordable seniors housing with extremely limited supply. This is the primary motivation behind the Spruce Cliff Downs redevelopment: to provide more affordable housing opportunities to the growing senior population in Calgary.
